I am new to this so I am running out of ideas but in reality to start living together we need a 4 bd house for our 3 kids and a bunch of pets so we know it would be a house around $800K until we can make more money from our jobs and side hustles.

Our houses in the $1,195-$1,395 range are renting within 25 days while the higher rentals are not getting the traction to rent quickly.

So adding the ADU isn't somehow making the site ineligible for a STR, the use as MFR is what makes it ineligible. 

The building doesn't work for what we are planning and we have too much on our plate to try and take this on right on.

I would argue there's more important things than a balcony. interior finishes. we build a triplex stacked over and over and no balcony. on our infill single family home we have two rooftop terraces and covered balconies that we are designing now to sell quick. it's more of an amenity to compete and get a quick sale. 

Our efficient strategy allowed us to sell it within one month for $285,000 on 3/29/2024.

***the current median home price in my immediate target area is $1m + , I have been driving a good distance to show "affordable" homes in the 6-700k range , most of our decent condo's are $500k+ with a average $350permo hoa

Most people I talk to says it is worth it (including me), but others are selling because it is not worth it to them.For our indoor pools it never fails to get a call every few weeks saying the indoor pool is too cold (84 to 86 degrees) and we have to explain this is the industry standard and prevents mold and mildew inside.
