Hello, I'm a new real estate investor and I’m trying to educate myself on Land Trust.

I've worked for a national hard money lender and wholesaler for the past 4 years and am currently seeking to start my own firm here in the Charlotte area.I worked through college as an auto mechanic which pretty much cements the fix-it mentality i have.I was also the operations director at a large outdoor amphitheater for almost 5 years and that has to be one of the most abused pieces of real estate in town.

National City just e-mailed us today and informed us that they were pulling their wholesale team.

I use it at my work place and trust me it sucks big time.

I would ask a mortgage lender to print out a Fannie Mae / Freddie Mac copy of their note and trust deed from their mortgage processing software.

Ask yourself what would happen if China wanted to collect on it's debt: oil over $200/barrel, depression, and a complete bankrupting of the nation.

I am curious how one goes about finding people who can and are willing to hold a promissory note with the intention of having it secured with a deed of trust, I have recently been tasked with this and have no idea where to start looking or even how to go about it?

I'm working with a bank that will not allow me to assign a contract on an reo but they will allow me to buy using land trust or llc.I have very little experience structuring a deal this way but:will using a land trust allow me to close with the end buyers funds?

Overall I LOVE Columbus, we're the 3rd strongest market in the NATION , the north part of my county which is closest to Columbus had a GREAT 2007 with little if no slowdown.

I have credit partners who will purchase the property and then put it in a land trust and the buyers will have 2-5 years to improve credit and get conventional financing.
