While we don't have the volume you do (we only research about 100 foreclosures a month), the method we use in Alabama is almost identical.We do the title research on approximately 100 foreclosures per month.

Yeah I've gotten some very good info on the different methods and rates for different states and counties.

Simple as that, the best deals are those not listed so this should be just another method by which you aquire property, not your only method.

Commercial properties also may be appraised using this method or by using the income or cost approach.

I believe both methods have their place and it depends on climate and building construction which is applicable.
