Assuming you have a one year contract with your realtor:Apart from the usual buyer representation commission, do you have any exclusive clause with your realtor?

I was wondering what all documents do I need to make sure I get from the sellers to verify the information they are giving me. 

I was offered LTV of 54%, 6% rate from a commercial lending institution but that LTV isn't feasible for me and was definately a lower LTV than I expected.

I'm Tina from Seattle, newbie to real estate investing.

What made you interested in investing in this type of deal?

This is not my first huge rehab so I am ok with that and the price.

I have a property in Delray Beach that  I am interested in renting out to sober living organizations.
