Most people won't want to do owner financing for the reasons you mentioned-they don't want to take the risk and they want the money from the sale. $20K in reserves isn't a lot if something goes horribly wrong and there are damages if you default and he takes the property back.

Looking back 10 years this complex had dues increase for most years at around 3% but for 2023 it was 18% and 2024 19%. 30+ year old complexes really start wearing down and many times were not the highest quality construction.

Since then she’s hired a lawyer because she felt that it’s unfair that shes only getting 30 days notice. she supposed to move out on the 26th of November she wants him to use the security deposit as last month rent but my friend runs the risk of the place being trashed if he does accept this will he still be able to fight for more money if the place does end up trashed and is there anything he can do to fight her to get the last months rent
