However, if you can attract an older, maybe even retired tenant, then you can have a relatively worry free landlord experience and still get the great cash flow that duplexes often have. 

My plan is to get a property with minor cosmetic issues and fix these issues up and hold onto the property to establish a steady cash flow and hopefully some appreciation.

It was pretty turnkey and has cash-flowed well for me over the years.

Howdy @Lucas HallenbeckWhat you are going to find is it is difficult to achieve positive Cash Flow while using the House Hack strategy.  

I'm finding some that cash flow in B areas.  

That $10k has turned into that property into a rental which has appreciated $180k and cash flows wonderfully and purchased another home (which will soon become a rental) and has appreciated $200k.
