Every day, the Chemical Plants (Dow, Shintech, etc.) and residential neighborhoods that surround the site of this location provide a high traffic count.A great opportunity exists for a tenant that is willing to market their business to travelers of Hwy. 1, the residents in the surrounding neighborhoods, and neighboring communities.How did you find this deal and how did you negotiate it?

This is how my dad used to buy properties all the time.

While I do think that extreme climate is something we all will have to contend with, I think the area will always be popular as a vacation destination.Having said this, I am thinking about looking for a STR in the area. 

The investments going into the community are strong and a large section of it is in an opportunity zone which has some added tax benefits.

Ask the tenant to smoke at least 10-15 feet away from any windows or doors so the smoke doesn't waft into the neighbor's home.
