Are you aware of the money the UC System has committed to the UC Merced campus?

As opposed to what is done here on the West coast the first thing that happens is a title commitment is issued within 3 to 5 days of opening escrow so you know these issues way early in the transaction not at the last minute..

One thing you could do, is provide them value (this could be offering to help them, connecting them to someone you have for them), or you can decrease the time commitment, to just a 10 minute conversation. 

SEC attorneys have told me before that larger investors regularly want to rework the deal as you are getting near the closing since you are in a tough spot without many options.A soft commitment is worthless and nothing really counts until the wire hits escrow.

Commit to it, plan, and figure out how. 

December 24th update: Local Bank in Queen Annes County Maryland gave us our loan commitment yesterday on the 10 unit apartment complex in Queen Annes County.

But they also earn more revenue that way because they get paid on the front-end, cash flow in the middle, and a big lump sum at the end.Our clients, however, can NOT join this program without the commitment to repairing their credit and we absolutely have them under contract for that.

I need a broker who is okay with my part time commitment and who doesn't think of me as any less dedicated than a full time agent.
