He started to pile up garbage, boats, engines, tires, and everything else you could imagine in the driveway.

Any time I spent on things such as painting or sanding would be a huge loss of income as the income I generate in an hour running the business, managing my staff & marketing is much more than the cost of paying a painter per hour.All of that said the vast majority of folks here on BP are in a very similar boat to you.

so there you go... no tenants no toilets no risk of market melt down.. pay cash do your 1031 and in 15 to 20 years make a boat load of money like we did.

I've been trying to work out something for boat rentals from the Marina but haven't had any luck so far.

I have met a few people who are in our boat, ready to invest but unsure if now is the right time.

Maybe I'm a sucker but I've let the tenant who says "hey, I wanted to let you know I replaced the garbage disposal myself because it was acting up" keep their boat trailer on the property (it's a 5-unit) when the true professional would probably ask for another $50/month.
