It was the lower end counties and areas (North Los Angeles, San Bernardino, Riverside, and Fresno) that got clobbered.I recently had the opportunity to hear Bruce Norris (a man after my own heart) speak about his prediction for the CA market, and he is very uncertain, because the CA market is doing something it has not done in the last 3 real estate cycles since 1970: it is pausing rather than continuing to run up.

We spent a total of about $19,500 on repairs which I think was pretty good.So we are $130K all in (comparable houses in the neighborhood go for $160k) We rented it within 2 weeks for $1500/mo:Gross rental income: $18,000Vacancy Loss (5%): $900Insurance: $1900Property Taxes: $2000Management: $900Maintenance & upkeep: $1000Lawn Service: $480TENANT PAYS ALL UTILITIES-----------NOI: $10,820 (8.3% cap rate)Debt Service: $5400 Cash flow after debt: $5420 annual (about $450/mo).As for the area, it is a solid blue collar working class neighborhood, where I hope most tenants will stay in the property for many years.
