Dealing with homeowners in distress is...Carl, in today's economy, you can walk out your front door and trip over a distressed seller with equity.

This won't include accrued interest, fees, etc.By the way, a trip down to the courthouse and reading the actual file, has saved my bacon a couple of times.  

If I could get miles or cash back for all the mortgages I pay, I could go on a nice trip every year for free! 

Daily trips to the home store for materials and doing all the work myself.

It took a few trips and conversations to have the cities pull the files and send them over to me.  

Very helpful, although not inexpensive.Thomas Bros sold out to Rand McNally a few years back and seems to be out of the custom map busines but continues to offer maps for select metro areas.As Michael Seeker suggested, just find the map you need and have printed (and mounted) by local printer with banner format printer.I've also found MS Maps & Trips useful by creating community separate maps, adding radii circles and printing out 8 X 11 via color printer.

They look behind the furniture and the bed (checking for outlets without covers).I heard from another landlord a couple years back that the City of Garland made him spend thousands tearing up and replacing a concrete patio because there was a crack and it was a trip hazard.

Not all electrical circuits have enough amps for air conditioners and overloading an electrical circuit could cause circuit breakers to trip and/or cause damage or fire.

One of the high people commented on the way out the door "these stairs seem dangerous like someone might trip and hurt themselves."

Letting them know we  do an inspection (yearly or twice a year), and that we plan to fix non-emergency items during that weekend, has greatly cut down on the "stupid trips."
