I do meet a lot of the nicest guys that want to help also. so I wont say its one sided.

The bank wont go any less than $10,000 below asking price (forgot to mention this is a short sale approved by bank)..The land next door is not short sale.

They always give me some cockamamie reason they wont use e-documents like "the bank wont always accept those."  

personally that is one of the few things i avoid when searching for properties. i can handle just about anything else, but if a house is within the 100 yr flood plane i wont' buy it. 

I have also found the the buyers don't mind putting up the deposit if the due diligence has been done on your end and it is what they wont!

I'd rather get her out asap and work towards getting a normal tenant in that wont make me lose sleep.But I wanted to ask BP what your thoughts on this were.  

It should take a few weeks of work to get a turnkey place rented if they are doing it for free they wont care who they lease it to because they will realize how much work it is and settle on the first person and not screen properly.

This purchase wont make sense from a cash flow perspective but it does from an appreciation perspective .
