For one agreed upon price, the builder will buy the land, prepare the land, build the house, insure the project themselves, and then once finished, turn the house over to me once I've paid off the balance.The question for anyone out there with some experience doing this in MN, which builders offer the best value and are the most reliable?

If you put stainless steel appliances, tiled floors in the bathroom and kitchens, finish the basement, and put granite in the kitchen and are in a half decent neighborhood, your units will rent a lot quicker.

On the other side of the coin we have been thinking of fix and flips but with no experience and a sort of apprehension to high interest loans and rehab costs, we wonder if this is even a good route for us.

So the owner may end up having improper restoration work done, doesn't smoke seal necessary areas properly, then when a renovation company comes in and finishes the work, come next hot summer season, the smell of smoke comes back). - If they look like they might consider selling, you have to start looking for restoration companies that also renovate who guarantee their work so you can figure out the cost.
