We were starting to get a little concerned, since that place is right downtown in a nice small town tourist market.I'm attributing it to a) weather getting better, and b) fears about the economy abating somewhat....Anyone else noticed a sudden pickup?

It's not uncommon for homes here to move due to our dry and wet periods of weather.

The smell did not leave and actually got worse as weather heated up.

Depending if weather holds out it should be done late today or early tomorrow. 

@Stefan TsvetkovDC is more resistant to market turns because the majority of workers are government workers or contractors.

We found existing subdivision and zoning regulations had lost track of their reasons for being but were still zealously defended by old timers who offered strong resistance.

She wanted more but I resisted because I found out she had a place to go to already and really wasn't broke.

I'm debating weather or not I should include a picture of the subject property printed on the letter.

As far as an overall strategy, especially when first starting out, having strong cashflow is extremely important - it will help you weather those inevitable bumps that you'll come across throughout your investing career, but if they occur in the beginning before strong cashflow is established they can be catastrophic.
