When you do this I highly suggest that you take new pictures also.A small one-bedroom is going to appeal only to a small segment of the market so you need to focus on that segment - students, single professionals (depending on your location).

There's also a college about 8 minutes drive away so they may want to appeal to themThey wanted 3% raise/ year after the first 5 years.Right now we seem to be agreeing to go do $2.50/ sf + NNN CAM of about $.45/sf.  1st 11 months free (i originally thought 4 months )then the rent kicks in.They want $40k for TI.
