When you do this I highly suggest that you take new pictures also.A small one-bedroom is going to appeal only to a small segment of the market so you need to focus on that segment - students, single professionals (depending on your location).  

A lot of it I am already doing, but I am a firm believer in visually seeing things, that repetition can help make us successful.I actually have a word document with a simplified goal for myself.

I'm a DIY guy who likes to stay active with projects and for me, real estate is not only appealing as a more secure investment, but it is also gratifying to transform a property and maximize its potential, while receiving income.

Buena Vista is up and coming and I think it sounds appealing.

My goal is to break even living in Vegas or better.Vegas appeals to me for two reasons: no winter, and I can see value going up with the addition of a NHL and NFL team.

I have built enough equity in my townhome that if I sold it, I could pay off my primary residence which is very appealing to me for various reasons.

There's also a college about 8 minutes drive away so they may want to appeal to themThey wanted 3% raise/ year after the first 5 years.Right now we seem to be agreeing to go do $2.50/ sf + NNN CAM of about $.45/sf.  1st 11 months free (i originally thought 4 months )then the rent kicks in.They want $40k for TI.

This makes it more appealing to me especially since I want to become a buy and hold investor.
