I can give you real world example of someone I know personally that bought directly from a seller (and it was "family") that went directly through a seller and is now in a situation where he spent more than the property was worth, the property had termites and needed new flooring. 

I probably would not have bought my first property without his guidance.did you buy his mentorship for 5k or did you buy another course because im saving up for the mentorship but i wanna make sure its worth it 

It’s now 5 years hence and the $375k house is worth $550k.

The Condo base on the last Title Study done in March 2019 is worth 150k the title is clean (it means it does not own any money) but because of the situation can get the private banks open a line of credit. 

Yes, things cost A LOT more, making it hard to find good deals and create cash flow, but having a great partner is worth the extra cost.

I am new to these products but they aer certainly worth considering.
