We all learn as we go and when it comes time to purchase your next rental, apply what you learned from buying this one.Also if the rents are that much below market, I'm not sure why you wouldn't rent the front unit at market value.

My concern is that housing values have gone up so much lately that, like any market, the next cycle could come around and leave me in a bad situation.  

Essentially, I’m trying to help or provide value to these Organic Leads I’m receiving and trying to find anyone that would be able to possible help these potential Cash Buyers.

Maybe in Pueblo. the flip side is that one of the reasons you're not cash flowing is because home values are going up quick, so while you may not cash flow, you're likely to gain nice equity from appreciation. 

We do not want to spend more money in attorney fees than what each property is valued at in getting the deeds as well as quiet title actions.
