I'm looking to get into my first investment property and have been pulling the trigger on a few properties.

I've come across a couple of section 8 properties that make sense financially but I'm not sure if I want to pull the trigger on those due to the location and type of tenenants.

This way when you are ready to pull the trigger your numbers are spot on. 

When you clearly define your goals as an investor and then set an action plan, it should be a lot easier to finally pull the trigger.

This will technically trigger a due on sale clause but theres ways around it 

The reason most people have fear and can't pull the trigger (I really hate that expression) is because they don't have the knowledge they need in regards to doing the math to analyze properties and I didn't make the jump from single-family properties to fairly large apartment buildings until someone explained the math I am posting in this thread.

Hi BPers,We are hunting for investment properties and in the meantime have a significant amount of cash in our checking accounts ready for when we want to pull the trigger with a down payment.

Sometimes even dropping your price just a small amount below the competition is enough to trigger that this is a good deal better act fast response.

We were still getting our legs under us and building confidence to pull the trigger on multi-family, and we would likely have to tap into our home equity to pay cash for this deal.
