When someone like this gets a notice on their door, disappears, and then you renovate and rent the unit afterwards, the whole process really encourages the others to choose the right as you give them to see the right.

I have two 8 unit buildings and one 3 unit, so a fairly steady stream of empty units during the year.

Hey @Jake Andronico,This is some interesting stats, and although I have no data or charts to back it up, ill give my two cents on the topic.

Two suggestions:1.  

The two shorter deals did not hit the pref, but it was noted in the offering memorandum that the cash flow would be lighter in years one and two, but catch up later in the deal pending the deal taking the full 5 years.

I skip traced the address, but I could not find the owner's information, so I knocked on the door.

I currently have two SF rentals and my goal is to pay off the first one as fast as possible (within the next 24 months), then hammer down on the next one while looking for my third one and so on...
