After 45 + years investing in, purchasing and selling notes and real property; structuring “deals”, running investment funds and syndications, I have observed that many (most) investors both hesitate too long gathering too much information before making an offer AND do not do enough investigation, analysis and due diligence before they finalize a purchase.Seems like opposites, right?

There have been many sources of plans over the years from magazine directories, to online versions of the same. 

If you cleared $300/month per rental that’s $14,400-21,600 / year in cash flow.  

In short, all of the people that you need on your "team" that I have used personally, as well as, many of my clients for many years.

Pay a vagrant to collect and store the crap for 1 year and then deliver it to them wrapped up as a present.Frank

Again they won't amortize a loan for 15 years if the note is 10 years.
