You can find all kinds of contracts online, but any seasoned investor (and real estate agent) would strongly encourage you to have it reviewed by an attorney prior to use.Oftentimes, off the shelve documents work fine... until something goes wrong and then all bets are off.

Even if you run it yourself for a few years, later on down the road it'll be much easier to make a transition to paying someone else to run it for you.I also strongly recommend people pay an outside source to do their month-end reconciliations and year-end taxes.
