Find private money or a partner to finance the the downpayment and get the seller to finance.

My own personal opinion is that a realtor needs to be on the team, wether that's you or your partner, or someone with whom you have built a relationship and who has an expectation of getting paid through multiple deals.

I'm looking for a partner to do a project and find out if we could make this work for investors.Also, anyone already be using this to find sellers in their markets.

You can find all kinds of contracts online, but any seasoned investor (and real estate agent) would strongly encourage you to have it reviewed by an attorney prior to use.Oftentimes, off the shelve documents work fine... until something goes wrong and then all bets are off.

Even if you run it yourself for a few years, later on down the road it'll be much easier to make a transition to paying someone else to run it for you.I also strongly recommend people pay an outside source to do their month-end reconciliations and year-end taxes.

Based on the fact that our credit is great, we have a strong down payment, and we will have reserves, shouldn't that offset the less than 12-24 months employment history?
