I am brand new to the Real Estate World!

About 3-4 years ago someone built a brand new fourplex, 1.5-2 bedroom each.

I grew up with a dad who bought and renovated houses and have had as many conversations with him about it as I can, I've read all the REI books I can get my hands on, not scared of research and paperwork, and I'm good with my hands.

They'll have so much more knowledge about houses, a lot less drama.... the other girl is brand new, and would likely struggle with bills, and may move for a better paying job-- whereas grandma has other people to help cover the bills...  

Both of these water leaks damaged the kitchen base cabinets (brand new and installed in Aug 2017) resulting in moldly cabinets along the inside bases, damaged water resistance vinyl laminate floors in kitchen, damage to living room wood laminate floors, and a bedroom with moldy carpet due to leak from the the hole in bath tub.  

And in the cities I know nothing can be bought in this price range.

When there's a secure area (like a back yard) I'm all for adding a picnic table and nice outdoor furniture (a guy who owns a coffee shop gave me all his outdoor chairs and tables when he bought new ones and so I reward good tenants with nice backyard outdoor furniture). 

We just moved back and bought a house for ourselves first.

We bought a place that was in great condition for the most part so we have rarely had to deal with any issues with the place.However, we just re rented a few months ago, and little things are starting to happen.
