Answered my own question/generated a follow-up question:They're located under tools > fileplace > contracts (https://www.biggerpockets.com/files/contracts/cate...)However, I can't find any way to search within the documents, they seem to be in chronological order, and I can't find a way to reorder to alphabetical, topical, etc. so it seems you have to just scroll through all fifteen pages of random documents looking for what you want: does anyone know of a better way to navigate the state-specific lease agreements?

She then informed me that Clayton withdrew that ability and promise (stating that a finders fee was paid to MI only and that Clayton did not have the money to renovate) since Oceanpointe received all the money for the renovation.She then told me that Clayton filed a complaint with the attorney general against Oceanpointe and that he is suggesting that everyone else do the same.

You don't want rentals on the street you live on for an easy understanding of how effects actual value.Look in predominantly tenant occupied areas where it's accepted as the standard & rent drives demand not agent listed value.

I treat them like a 2nd partner because they watch out for me and are essentially a 2nd set of eyes to vet the deal, which I do recommend you have on your first deal (but it doesn't necessarily have to be your lender).8-12% is pretty standard for hard money.
