So I am very familiar with the analysis of small multifamily properties, but I realized upon trying to run this property's numbers, I had a lot of question marks due to its scale.

You can buy an ozone machine for $100 and run it in the space.

It was the only awkward space in the house, removing the wall separating the hallway, pushing the refrigerator into the closet behind, and moving the range off the end has completely transformed the space to being consistent with the rest of the house.  

Plenty of investors in the commercial space as well that their personality is to do everything themselves.
