Sounds like you are headed in the right direction.

This also will cost more in tax preparation, and I know sound tedious to do it but that's really where liability is truly parsed.Taxes, insurance, title insurance, bank accounts, finances, basically everything is LLC run.

If you are renovating the building you will also need builders risk insurance coverage which can be removed once the renovations are completed.

There are tax benefits to a REIT vs. a LLC but the REIT has to be completely passive. 

I made this mistake with a LARGE sum of money early on, and even lost some of it completely on high risk investments as I was trying to "play like the big boys".
