Also beware of "Owner Financing"If you have properties available, just advertise them everywhere you would normally advertise a home for sale, but just note that it is a Rent-To-Own / Lease Option / Lease with the Option To Buy, etc..You can always go the craigslist route, newspaper ads, bandit signs, flyers, business cards, car magnet, etc....Some ads may include the concepts of:- Banks Say No - I Say Yes - Get Into A House You Can Buy - Renting Sucks - Have The Option To Buy The House- House Available as Rent-To-Own / Rent-Then-Buy- House For Rent/Sale - Low Payments - Option to Buy

I'd considered refinancing (but not for equity release) last year anyway since I knew my rate would be increasing but never got around to it, that was also way before I'd discovered the concept of financial independence and RE investing.So with all this in mind, should, or could I... refi my primary residence mortgage and use this equity as cash towards a rental investment Multifamily??

I'd take a hard look at some of these niches because of concepts around scale and higher cash flow per unit concepts that can me managed / outsourced to experts and you can generate solid cash flow:  large MF apartments, mobile home parks, storage facilities, and student housing.

I quoted 1-3% from National figures that have held true for decades, but certainly there are regional differences.The 'momentum' concept is an oxymoron to me, as that implies that one response has an influence on the next one and unless the neighbors are reading each others mail, that is not a valid conclusion.
