I think perhaps on an isolated basis none of these things add up to a concern and it is business as normal but I believe when all tossed in the mix together a large market shift can occur which then will then create the downward pressure on values.

Work it like a juggling act shifting two colors of money to use more and more of the LLC’s assets and income as they develop for loan qualifying, as the LLC assets build that should become easier not requiring personal assets.

I do not think anyone has mentioned the fact that Cap Rates work much better with triple net commercial leases.Triple Net Leases basically shift the Taxes, Insurance, and most Cap Ex to the tenant.That completely changes the analysis process,Also in large commercial multiunit transactions, buyers will consider Alpha and Beta risks for tenants and the properties.

They recently signed a new lease for one unit shifting the gas and electric on to the tenant, and I am going to do that when the other three are up as well.
