Have them sign an agreement first that they are representing you. 

You could knock on doors,  "drive for dollars" method to look for empiy houses or FSBO signs,  look at Craigslists ads, do mailings, check or use local papers, go to real estate websites, go to local real estate clubs, etc..  

Plenty of better investments out there, no need to risk it on a high crime area where someone is flipping it and its got squatters in it (not easy to remove either, the agent could be either uninformed or trying to get you to sign the deal asap) .

ask for last 3 years bank statements, signed estoppel statements, and/or a signed purchase agreement that explicitly indicates the gross and/or net income of the park is true and accurate.
