@Natalie Allen When I see this price range for a property my red flag system says screen your renter carefully, very carefully.

The expense ratio is used for an initial screening, actual expenses would be determined before buying.

If the property passes my initial screening I (or my Realtor) will go look at the property and make a list of repairs or upgrades that would be needed.  

Allowing poorly screened tenants into the properties, failure to collect rent, failure to report or repair issues & damages, and just poor maintenance overall.

Besides screening always do a walkthrough 1-3 months in. 

Any B class applicant with a score below 650 is likely financially irresponsible in having not saved or made plans to manage major financial hits.My minimum requirement, as one part of my screening standards, is 650.

I know LL's who do not screen and will believe anything.

Any additional tenants need to be screened, but their score isn't as important. 

There is sadly a BIG difference between people who rent out an extra room in your personal house, and guests who rent out the house when they know the owner doesn't live there...It's super wise to get the security camera because it will prevent and screen people who would just book your place to throw a party.In terms of if you just want to not manage it?
