You have land with an existing structure on it, raw land, land that has been entitled, etc.The topography of the land, any views,if it has streams, flood plains, endangered species, weird lot size, etc. can all have big impacts on value. 

I know there are Seattle-specific rules about rentals, I need to get an inspection and get the house registered, etc.In the past I’ve used a leasing real estate agent to find me a tenant, do all the background screening, do the leasing paperwork, etc.

I like the idea of the tax benefits of actually owning income producing real estate )as opposed to REITs), but if I have to screen tenants and answer calls about leaky toilets it does not make sense to me.

I view networking and relationships as being the basis for staying in the game long term. 

I see alot of people who install their shower heads are sloppy with the Teflon and end up getting it inside the flow restrictor/washer screen

A $100 bump spread out over say 4 years probably wouldn't be too painful but it could also be viewed as an opportunity to rehab a unit and charge market if they decide to move because of a $25 rent bump.Love all of @Jason Stubblefield's ideas for cost savings as well

The owner wants to sell his property but he can't get in touch with the PM to offer viewings of the property.
