And I forgot to say.. in Rankin county this guy gets up and makes an announcement to the crowd and say I am going to bid every Cert down. and sure enough the hour or so I sat there he bid every cert and bid them all down to 5 to 6%  I did not stay long as I said.. but I bet he had a few mil with him and spent it.there was an article in Forbes a few years ago  well maybe more than a few..

I have never heard a number but I bet the failure rate of new rental owners is very high. 

But if you are patient and willing to carry the property a long time, I would guess a JV with a money person is your best bet.

Guidant Financial charges $3000 to set it up (the most expensive I've found so-far) but they 'sell it' based on claims of superior support as well as a "safer, stronger system" than the others.

It's quite possible that hiring this out may be your best bet.

I just hate to see those mothers pushing strollers lose their entire life savings on an auction bet, and I have actually seen that happen.

I think it's safer to have these transactions go directly into your LLC's account.

A tax attorney will likely not be your best bet.

My strategy was to be aggressive and now I am leaning towards safer investments (Money Markets, CD's and Bonds) for now until I have a better idea of what the future of the economy looks like.
