I'd remind him that there was junk in the unfurnished unit when you moved in and he told you to toss the stuff.If he argues, ask him to provide receipts for each missing item along with the local depreciation schedule (or IRS schedule if local is not available) for each item.

So, what I need is a CRM that does at least the following:Actual CRM (input leads that are passed to me by my cold calling VA's)system by which I can run campaigns on these leads if I can't get the home locked up upon first contact (text campaigns, call reminders)system by which I can have postcards automatically mailed out as part of the text and call reminder campaign abovebe able to email and text properties to investors (for wholesale purposes)be able to store contracts and related documents and use the system to easily populate said documents with leads information and send docs to be signed by homeownerpossibly have driving for dollars functionality (not a deal breaker though)system that can do skiptracing within itselfa dialer isn't necessary as I'll be using CallTools I do not do mailers or bandit signs or other forms of marketing where the homeowner would be calling me, unless they are responding to a text they received.
