@Garrett Hawk I would still take your commission as the listing agent and a regular industry standard management fee.

I ask myself this question regularly and there are a couple reasons why I invest in Portland’s hot market. 

I go to the gym to lift weights regularly.  

Examples are: tenants who party, sell drugs, make too much noise at night, have police called on them regularly, cause problems and generally depress and bully other "good" tenantsSome reasons I can think are:the tenant is on disability and the rent is guaranteedthe tenant is somehow related to the landlordthe landlord is negligentAre there any other other reasons why nuisance tenants are not kicked out?

I imagine one of the reasons you are flipping is because you want to be independent, to not have a boss or have to deal with the BS that you get at a regular job.

I am curious for those of you who regularly post on BP to hear a little about how you spend your time.

But I'd still prefer to do a deal in my area as opposed to a long distance deal - at least for my first one in awhile..Here's what I'm thinking of doing:1) get a regular income producing 9-5 job and be miserable for awhile.
