I haven't taken it off of Airbnb yet and don't have plans to but I do plan to speak with a lawyer and draw up a separate supplemental contract as my Airbnb is growing rapidly and I feel like the extra level of protection couldn't hurt.

Not sure if that’s the reason in your area but one reason people don’t like investors is the rapid gentrification of an area which alters the local culture and makes it unaffordable for the folks who grew up there/lived there for generations to stay.

I guess if you accept them you will find out what that means in practice.My concerns would be non payment of rent related to break up of the group, and rapid turnover leading to a search for a new tenant.
