2) How to setup/negotiate the monthly rent amount that goes toward buyer's equity/purchase price.3) A total refinancing disaster when working with national banks (I heard stupidity such as "According to Fanny Mae, a house in a lease-option is as good as a house currently on the market from a refinancing standpoint"4) TAX: Rent is a taxable income but what about the rent portion that goes toward the purchase price once the option gets exercised...How fully leveraging 1030 exchange in that context.Hopefully, some interesting elements here.My 4th day on BP, yeah!

That's when I learned you can't trust the old style ballasts and I'm very careful not to install those kinds of light fixtures in any of our properties.I've heard of the belt going out on a dryer, stopping the turn of the drum, leaving the clothes stationary too close to the heating element and resulting in a fire.Snow bird friends of ours had a refrigerator ice maker water line malfunction in their vacation home in Palm Springs while they were away for the summer and the water ran for weeks throughout the house unchecked.

Insurance companies rank them as an aggressive breed and some will not insure your building at all and others at 3 times the regular cost.You can ask the tenant to get their own insurance for the animal but they tend to get insurance for one month and then drop the coverage and never tell the landlord.The dog biting other tenants is a real concern.A young family might be concerned to rent your units but as mentioned another dog lover with a high risk breed might find the situation a plus.

Areas like Santa Ana, CA, had some of the highest population densities, in an area mostly dominated by SFRs, simply due to entire immigrant families sharing living quarters.So you have to ask yourself if there is some element of a 'greater fool theory' keeping the valuations propped up?
