@Jonathan Valle You can search the forums for probably 17 years and read endlessly on this topic and realize that everyone is going to have a different answer.Things that people seem to mostly agree on. 1) If you invest in your own name you can get better mortgage products.

Where you go depends on the kind of product you're trying to produce.

Or you could Sell as the LLC, do a 1031 and buy as the LLC two separate properties or 1031 qualified products.

Hey Chris, I can say I'm very happy with Rentec, and was displeased with both the product and support when I tried Buildium. 

I went to the city hall to pick their brains about what might work best on this parcel (they took me seriously even though I indicated I was new to this), and they suggested that any low-income housing would be rejected- and the best way to get proposed plans to go through would be by building a product that appeals to young professionals & graduate students (location is super convenient to local university.)

(and I got my contracts with that package).You want to disagree with the fact that if someone put effort into putting a product together that would actually help its users and said product took time money and effort to put together selling said product is blasphemy?

Anybody who has/had a reality tv show is pretty much garbage IMO. its just real estates version of Amway  5 links  ACN  Mary Kay and many other MLM type products and services. 

That eliminates the Coinsurnace penalty you would incur for insuring the property below Replacement Cost.These products are available in the Midwest, not sure about FL.
