I have a background and education in Construction Engineering and worked in commercial construction for the better part of a decade while IĀ was investing in residential real estate on the side.I've been in brokerage as a real estate advisor for the past 4+ years full time and IĀ specialize in 2-4 unit residential multifamily which accounts for half of what IĀ do (about 2 or 3 multifamily deals a month) and the other half consist of single family homes and condos.I grew up in San Diego and its all I know, I got my undergrad in Construction Engineering and Graduate degree in Business locally also.I am a big fan of starting off investing locally with low money down and that is how IĀ personally started myself...IĀ read a ton of books and listened to countless hours of podcasts but all the magic happened when IĀ stopped reading and listening and started taking action.Welcome and feel free to send me a private messageĀ if you want to chat.

IĀ dont think the terms allow me to post a link but here are some basics.Has been occupied avg of 17 days per month since Sept.managed by a top tier company and has 4.8 star avg reviews.Also would be a good family home (large private lot, fenced yard, hot tub).It has the benefit of being near Austin downtown, but NOT in Austin city limits (9 miles to city center), so lower taxes and no STR rules (default to Travis County rules).I have read the forum posts for similar situations, however every market is different.Ā

I should be able to qualify for a DSCR loan or conventional loan, but I see down the road that this could affect my DTI and make it difficult for me to get more mortgages in the future.IĀ understand IĀ could use a conventional investment loan and my parents could co-sign the loan to give me better terms, but does this remove the loan from my DTI?

If banks didnā€™t have fractional lending they would not give mortgages either as with inflation you lose money over timeFor example:Take $1M as an example of a portfolio and put it at 7% seller financed vs putting it into an investment that gets 6% but doesnā€™t pay your principal back and is taxed at a much lower rate and see how big a difference that isRoughly $1.4M interest vs $1.8M and taxed at 15% less rate it makes a huge difference.

They are hard to find though.Our institutions that are similar to hard money lenders are MICs (Mortgage Investment Companies).Since financing is already hard for homeowners due to the qualfying rules, the MICs also do a lot of private first and second mortgages to homeowners.

If short sale sale due to reverse mortgage or foreclosure then the borrower/principal homeowner per HUD [the foolish sponsor of the conniving manipulative reverse mortgage industry that is out to take homes from remaining Baby Boomer seniors & elders so younger families can purchase the homes instead while those seniors and elders are placed into senior living centers etc.
