The ceiling rent is not going to be that much higher because people who are looking for the smallest units are prioritizing cost. 

The value offered is very hard to quantify and too easy to fudge.Also, in my experience, the biggest obstacles to success are rarely technical; rather, they are nearly always about your mental state, habits, and beliefs. 

I think Bob is saying (among other things), that he prioritizes appreciation.  

When it comes to prioritizing rooms to refresh, the bathroom is a close second to the kitchen.

And then to prioritize actions and setting targets. 

Especially if you're using a leasing agent, it may not be financially ideal, but if you really don't see it moving in the right direction, it's worth the mental relief. 

So I want to mentally prepare myself for this tax year 2021 and beyond on whether filing these state returns is really necessary all the time when I have a paper loss, or only when paper losses are high.

Prioritizing the qualification of financial resources over the property itself is fundamental. 

Last of all, and most importantly, relentlessly prioritize getting yourself in rooms full of people who have already done what you want to do.

I do say in general, on average, the mentality of a personnel who work in the military is very different than the entrepreneur spirit required to be a successful business man in the civilian world.
