@Larry C.Do you need a GC to fix the violation only or to do the entire project?

My partner Zerik and I just finished our 4th rehab project since May of 2017.

There might be a design build firm in the area but usually they do smaller residential project.

IF you have experience and have the means to pay for project managers or other someone who can be your boots on the ground, great. 

If it's a huge project, I'll need to make say at least 50k?

Regardless, if you are interested, we are doing a bus tour of some local projects on Saturday.

Your profit projection uses “TV investment math” and that makes it very wrong.  

I have had an inner battle since day one when planning/projecting future business growth.

Projects like these seem to always cost more than you would expect. 

I will give you some examples of what I have negotiated on current holdings and also am in discussions with a much larger project that includes a national lender.Local community bank refinanced December and then again in June both 7 year fixed money.
