I live in Washington State where housing prices are pretty high and couldn't afford a rental property out here so I starting looking on Zillow for places that were more affordable and came across Dayton and the numbers seemed work out so thought I would try my first rental out.

The park will serve as housing for the surrounding chemical plants, and we are confident that it will be successful since there is very little short term housing on that side of the Mississippi River.

Our counterparty has an attorney, who I believe would draft up the promissory note and personal guarantee documentation.

That will give you an up-close-and-personal look and give you insight into how to (and perhaps how not to) do deals.

3) Do you own your own home, or can you 'house hack' if necessary?

What's stopping you from just giving notice to all tenants, or to the new tenant specifically, that the common areas need to be cleared of all personal items and will be removed in 24-48 hours if they're not already removed? 

Me and my wife are planning to purchase her mom's house. 

@Jose Almonte  In the multiple states, where we have rental houses, the tenants pay for all utilities, shovel the snow, mow the lawns, and take care of minor maintenace. 

We build houses; rehab houses; love our neighbors; and wouldn't think of living anywhere else.
