The 50/50 profit split is legit.You pay a partner fee to get started.They pay for the houses, repairs, etc. and you split the profits 50/50.Buy box is residential 1-4 units and 65% to 70% of ARV (house plus cost of repairs total)

My concern is on the eviction side, say if I rent all the 5 rooms fully furnished to my tenants and god forbid if one or two decide on not paying rents can I after giving them a 3 days notice simply have their stuff kept on the "curb"?

So instead of paying off a car if you only have 10 payments left or can pay it down to 10 payments banks/lenders (omit) ignore the entire payment which helps lower your debt to income ratios DTI.

If your goal is something longer term or diversification based, maybe treat the down payment like a CD with a big potential bonus that'll pay out when you refi when rates drop, or 1031 exchange into something bigger in 10 years.
