Hello,  I've been putting offers in on for my first rental property (single family homes out of an HOA).

Not everyone offers STR insurance.

Needed some guidance on the fees for this kind of real estate and whether the offered pref and LP/GP split actually makes sense or is it too high/low?

I use to offer either 60 or 70% of the money.

The downside is that the property must be free and clear of any existing mortgages for this to work.
