I made the decision based on the slow response time, amount of rental properties holton wise owns themselves, cost, and being given bad information (I still am trying to track down the prorated rent from October when I closed).

One property did at least provide reasons why they were selling the property (I had to ask, because the property's cash flow is insane based on their description). 

You just need to speak with relationship based local banks who will lend on apartment buildings, mixed use, local commercial deals, etc.

Based on what you are interested in, have you considered purchasing a primary residence that needs updating/renovating?

Anything local where you have a physical location/office and you generate leads based on your local geographic location.
