My experience has shown a shortage of quality property managers, so you should be successful if you keep owners perspective at the forefront.

In the purchase contract, it stated that i was supposed to receive a copy of the keys to the property at close of escrow...All seemed well and i felt like i covered my basis.. this is where it goes haywire:15 days after close of escrow I still have not received the Keys; i've noticed them multiple times that i want to enter the property (24 hour notice) and they do not respond.

@Jimmy Ready From a financial perspective, the biggest impediment is that you will always have to pay MI.

I pay multiple phone reps an hourly wage and then a bonus for any appointment they set that we close on. 

I have also considered that option but had heard mixed answers on if a 1031 could be split into multiple properties.

But more importantly, there are multiple very large apartment complexes being built both downtown and at other major shopping areas.

When you select an attorney, be very open and tell them everything you are going to do from a contract perspective.

I would like to buy multiple properties over the next few years so that my husband and I can retire in 10 years.
