Our real estate business model is a community development approach.The goal is to take the one or two destabilizing homes in a block and improve the safety, community pride and quality of life for all residents, especially the most under served buyers — women, minorities and families of modest means.

I think this thread has really highlighted the differences between two different models for REI.

I performed a quiet title action to clear the title and take possession of the property vs having to foreclose.  

Both are legitimate models, just not the same.

So you leave your prized possession of property to the children, and they don't give two hoots about it, and will let it go for pennies!

To add insult to injury, if you installed that equipment three or more years ago, be it a remote for a ceiling fan or a window AC unit, or whatever, the remote is custom designed to that particular model -- which they don't make anymore! 

I'd love a few minutes of someone's time who's actually doing the BRRRR model to help explain it to me so I can make sure I'm understanding and doing the math right.

I'd be more concerned about the hoarding, but again, tenants who are willing to live in C and D neighborhoods tend to overvalue possessions, since replacements or upgrades of said possessions are not in their future.
