Now my cousin on the other hand was in a group home through another organization for the mentally ill that was much quicker. 

@Michinori Kaneko  There was a podcast - one of the first 120 or so (sorry I dont remember the exact BP podcast # - but a bp member from I think Iowa specialized in renting out his homes to operators of group homes - may have been for folks who were mentally handicapped - cant remember the specifics.Anyways may want to check out that episode and give it a listen.

If you don't have financial stability it's going to wear you down mentally. 

A large proportion of people have no idea what it takes to buy an apartment building (the mental strength and patience required is no joke, frankly) and this is coming from someone who currently has a multifamily deal under contract as of this writing. 

I am spending a lot of time trying to prepare for this but it seems like I just have a mental block sometimes.

I think that's more of an investor mentality to look at what the previous person paid and try to see if you can get the margin down.

Also mentally if I can give them what they want and they think they have won then really I have won if it's just money etc.Just like athletes on any given day no matter how well trained anyone is someone can get lucky and take you out.

But so hard to call it, AND be able to predict investor's sentiment/mentality and where they are willing to take the market.
