It works for me, my mentality, my sanity and my long term plan.I leave those properties to others.

I know others will tout a roi % being higher than the interest rates on student loans, cars, whatever, but that does not truly display the up front costs, the mental stress, or the guaranteed "roi" of paying off a student loan at 4% as compared to an investment with so many potential external factors.

I didn't notice the difference and I mentally felt better not worrying as much and watching the bank account grow.Anyway, that's just my experience and opinion.

Maybe , thats where you get your free mentality)  Ive paid for my education and it means a lot more to me than  free training over a beer.All you get over a beer is drunk. not an education. better yet do both and get as much education as you can.

Also, don't blame other people for your situation and circumstances because then you become and live your life as the victim and have that mentality the rest of your life.

At my level of experience, putting a deal together is all about understanding the property in a real and financial sense then mentally making models of what the deal could be then finding the needs and wants of the seller and customizing those to find something that works for both sides.
