This would generate substantial cashflow even if I use a property manage.I have a full time job which I like very much and investing is my side hustle, but I also want to be wise and plan to be in the game for long.

Many times, bids are won and it comes back on because bidders play games and bid too high to win and then don't want it.

A busy office you will get the energy and vibe from other agents that you might or might not get in a virtual EXP type environment.I am an independent broker and have to fight to stay relevant in a hyper competitive market, I have EXP agents call me all the time, I wish I knew if it really is game changing or not.

They have more skin in the game then you do.Make sure you get clear title.

Hello BP Members, Lately I have been thinking that the whole residential real estate game is too time consuming and is super tiring. 

If it is hobby money or money you are willing to lose, then that is a different ball game than real estate investing.

So yeah I have had no luck except playing the banks waiting game.
