I've done it on stuff I own and it's freakin' expensive - new kitchens, new bathrooms, new windows, siding, flooring, mechanicals, roofs, plumbing, electrical, decks/patios, fencing ... add it all up with an expected useful life and it easily comes out to $200-300/door/m on small multis.

Curious, Account Closed, do you also advocate that CPA's should not be allowed to file their own taxes, attorneys should not be able to represent friends or family, mechanics should not be allowed to change their own oil and licensed contractors should not be able to work on their own homes?

@William Horsey Mechanical code allows for the use of drywall cavities to move air as long as certain parameters are followed.1) They cannot be used for supply air2) They cannot be part of a fire resistance rated assembly3) They cannot convey air from more than one floor level4) They have to be isolated from adjacent concealed spaces by fireblocking5) They cannot be used in exterior wallsIn addition, there must be a direct, sealed connection to the furnace.

So, there's no mechanism to sell your "Ebay" or "Tesla" stock and roll it into a house.If the shares were held in a 401K, you could take a loan against that to use as a down payment.
