There can be a lot of locked up value in them, but very difficult for a new out of state investor to manage.....even for an experienced out of state investor for that matter.

Doing a high-quality maintenance job by myself for a fraction of what I know I would have to pay a local tradesman (whom I am also sure would do an inferior job, sometimes an unsound job, as a matter of course to maximize his profit and minimize his time expenditure) also gives me immense satisfaction.Finally, I live in a city where outdated yet sound properties in passable locations can be had for very little money, fixed up for minimal cash outlay (as long as you do it yourself), and rented for competitive rates.

For example, if the average occupancy of 1970s built properties in the sub market is 90%, you shouldn’t expect your 1970s built property to sustain 95% unless rents are below market—no matter how good of an operator the syndicator claims to be.

I have about 70 units coming online in the next month and wanted to know if anyone has sent out mailers/postcards to surrounding/similar complexes to try and get some of their tenants.
